EAST BRIDGEWATER - A 38.5-acre property sold for just more than $3 million Wednesday at an auction that drew interested builders and residents concerned about the land because of its history as an American Indian burial ground and its protected species.
The land was purchased for $3,050,000 by Tom Duggan of Duggan Builders, based in Canton, who builds single-family Colonial-style houses.
The lakefront property is located on the south side of Pond Street and
west of Robbins Pond.
The sale included the island located in the middle of the pond, known as Osceola Island.
The land was owned by resident Evelyn Waldorf, who died Aug. 4 at age 94.
Waldorf had granted power of attorney to the Full Gospel Tabernacle Church Trust.
She had been active with the Full Gospel Tabernacle Church of Brockton.
The auction was held on site and was run by Fisher Auction Co., based in Pompano, Fla.

Robbins Pond, home to ancient artifacts, recommended for National Historic Register

It was once home to an amusement park and a campground. But a two-year archeological dig shows that thousands of years before locals took a spin on the carousel, Native Americans lived and worked on the land near Robbins Pond.
Formerly owned by Evelyn Waldorf, the two-section, 38-acre property was being eyed for a housing development a few years ago, but artifacts dug up including ulus, an ax-like instrument called an adz, and arrowheads referred to as Neville points dating back 6,000-7,000 years have prompted archeologist Alan Leveille to recommend two sites at Robbins Pond be considered for listing on the National Register of Historic places.
At a March 26 meeting at the library attended by more than 100 people, Leveille of the Pawtucket-based Public Archeologists Laboratory outlined what he found over the last

EAST BRIDGEWATER —
Plans for a 25-home cluster subdivision at Robbins Pond in East Bridgewater are moving forward, with a vote by the Planning Board expected soon.
The cluster development means the lot sizes would be smaller than typically required, but civil engineer Michael Perrault of P.M.P. Associates said the development will have more open space than most other subdivisions.
Each homeowner in the development would own a share of the open space and would become a member of the subdivision association with one vote in association decisions.
“The open space does not mean it’s available to the public. It’s privately owned,” Planning Board member Bernard Smith said.
A developer of the site had previously set plans in motion for the project before Alan Leveille of Public

EAST BRIDGEWATER —
Plans for a 25-home cluster subdivision on property on Robbins Pond were approved at Monday’s Planning Board meeting but that approval came with a number of conditions.
Planning Board Chairman Roy Gardner said the main stipulation is anyone purchasing property in the development must be informed they are buying into a community open space subdivision.
Property owners cannot disturb the soil or make any improvements to the open space, including two areas that potentially could contain an American Indian burial ground, according to Gardner. Those historically significant areas will be clearly marked on the plans.
Buffer zones will surround the two significant sites and a 100-foot buffer around the pond itself will be built into the plans because fresh water mussels and blue damsel flies, both endangered
